There are six basic applications which get processed through the Village of Palatine’s Planning and Zoning Department. To find out if your project requires any of the following requests, please contact the Planning and Zoning Department at (847) 359-3047 or visit Palatine’s Zoning Ordinance. 

  1. Special Uses:
    A Special Use is permission granted by the Village Council, with recommendations given by Village Staff and the Zoning Board of Appeals for use of property in a way not ordinarily permitted in a given zoning district classification.
     
  2. Special Use Transfers
    Special Use Transfers are required for a business that has an existing special use and is selling or transferring ownership of a particular business to another individual, partnership or company. These requests are processed through the Zoning Board of Appeals.
  1. Variations
    A Variation is a grant of relief by the Village Council, with recommendations given by the Village Staff and Zoning Board of Appeals, from specific limitations of the zoning ordinance with reference to a structure to be constructed or modified on a given zoning lot or parcel of land.
  1. Preliminary and Final Plat of Subdivision
    A map of plan of a proposed subdivision and refers to the plat and supporting documents required for preliminary and final approval of a proposed plat of subdivision. These requests are processed through the Plan Commission.
  1. Preliminary and Final Planned Development
    A Planned Development is a land development project, comprehensively planned as an entity via a unitary site plan which permits flexibility in building, mixture of housing types and land uses, usable open spaces and the preservation of natural features. These requests are processed through the Plan Commission.
  1. Rezoning
    Rezoning of a parcel or multiple parcels of land includes changing that land to be categorized as a different zoning classification. This request is processed through the Plan Commission.

1.         Application Submittal

  • Completed applications may submitted directly to the Department of Planning and Zoning.
     
  • The Petitioner must meet with the Planning and Zoning Department prior to submitting any applications. This permits a Petitioner to discuss the proposal with Staff and become familiar with the Village’s requirements and procedures. A pre-submittal meeting may be scheduled by contacting the Planning and Zoning Department at (847) 359-9047.

2.         Application Process

  • Once an application has been deemed complete, requests processed through the Zoning Board of Appeals often take between six to eight weeks to review and proceed through the all the public hearings. Projects processed through the Plan Commission typically take longer and time frames are based on the size and complexity of the request.
     
  • When a decision is made by the Village Council, an Ordinance for the request is created and signed into law by the Mayor. All approved applications then pass on to the building department to ensure all approved requests are reflected in the final building plans, if applicable.  3.         Concurrent Building Permit Review


A Petitioner may submit building plans and permits to the Village at any time. The plans may or may not be reviewed until the petition review process has been completed. If the zoning request is approved, the project planner forwards the final plans and ordinance to Building Services and any other appropriate department.
