Definitions:

Lot Area: The area of a horizontal plane bounded by the front, side and rear lot lines, measured within the lot boundaries.
Lot Width: A horizontal distance measured between the side lot lines, measured within the lot boundaries.
Maximum Lot Coverage: Percent of lot covered by all buildings and any other impervious surfaces. Lot coverage percentage is total sf of building coverage and other impervious surfaces divided by total sf of lot.
Maximum Building Coverage: Percent of footprint of all roofed structures, decks greater than 16” in height and above ground pools.
Minimum Setbacks: The minimum horizontal distance between the front, rear or side lot lines and a building in which no structures or paving may be located, unless permitted by the Zoning Ordinance.
Maximum Building Height: The vertical length from ground level to the mean height between the eaves and ridges of a roof or the coping of a flat roof.
 

General Rules:

Allowed encroachments into Required yards:
Churches: 20 ft setback to any lot line
 
Stoops: Can encroach into front setback if not bigger than 5 ft deep and 9 ft wide. Steps are not included and can encroach more than the 5 ft (Sec. 10.01 (d) (1 & 2).
 
Eaves, gutters, etc: 3 ft encroachment into the setbacks
 
Bay Windows: 2 ft encroachment into the setbacks
 
Chimneys: 3 ft projection into the setbacks
 
Driveway: 2 ft from interior lot line
                   25 ft. maximum (5 ft. from lot line)
                   To 30 ft. maximum width (2 car)
                   To 35 ft. maximum width (3 car)
 
Accessory structures such as decks greater than 16”, balconies, porches, breezeways: Permitted when permanently attached to principal building with aggregate floor area less than 10% of required rear yard and 25 ft from rear lot line.
 
Air Conditioner: it’s a permitted obstruction on rear or side within 3 feet of house (ZO- Sec. 10.01)
