1. How can I schedule a pre-submittal meeting with a planner to discuss a specific project?

Please call the Planning and Zoning Department at 847-359-9047 to schedule a pre-submittal meeting. Your application will be assigned to one of our planners based on the type of request. You will work with the assigned planner throughout the entire process.

3. How do I know the setbacks for my property?

Once you know the zoning of your property, you can find the required setbacks by visiting the Zoning Ordinance. If you have questions, please contact the Planning and Zoning Department at 847-359-9047.

4. Do I need special zoning approval for a fence?

Some fencing may require a Special Use. Please visit the Zoning Ordinance or contact the Planning and Zoning Department at 847-359-9047.

5. How much parking does my commercial property need?

Typically most commercial properties are required to provide one space per 300 square feet (sf) of gross floor area. Parking requirements depends on the type of business. Detailed breakdowns of parking requirements are located in the Zoning Ordinance, Section 7.03 (b)(1).

6. How do I know if I need a special zoning request?

You may need a special zoning request if your proposal does not meet Village regulations. Please contact the Planning and Zoning Department at 847-359-9047 to discuss your proposal.

7. What are the fees for special zoning requests?

Please review the Fee Schedule in the Code of Ordinanances for a list of applicable fees or contact the Planning and Zoning Department at 847-359-9047.

8. How do I submit for a building permit?

9. What is the status of my zoning request?

Please contact the Planner assigned to your zoning request. If not known, please contact the Planning and Zoning Department at 847-359-9047 and you call will be forwarded to the correct planner.

10. What is the status of my building permit?

Please contact the Building Department at 847-359-9042 in regards to building permit status.

11. When is the next public meeting of the Zoning Board of Appeals (ZBA), Plan Commission (PC) or Village Council (VC)?

The ZBA meets every second and fourth Tuesday of each month at 7 p.m. 

Plan Commission meets every first and third Tuesday of each month at 7 p.m. 

Village Council meets on the first three Mondays of each month at 7 p.m.

12. How do I find the outcome of a Plan Commission or Zoning Board of Appeals meeting?

There are several ways to find out about the outcome of any Plan Commission or Zoning Board of Appeals:

- Contact the Planning and Zoning Department at 847-359-9047.

- The minutes of the meeting are typically posted on the Village’s website about one to two weeks after the meeting.

- Watch Channel 6, if you have cable service within the Village of Palatine.

13. Do I need special zoning approval for a pool, deck or outdoor structure?

If any of the requests do not conform to the Zoning Ordinance, a Special Use or Variation may be required.

14. Where can I build a shed?

Sheds require a building permit. Please visit the Building Department for permit requirements. Regulations regarding the placement and size of sheds can be found in Section 6.01 of the Zoning Ordinance.

There are various means in which you can file a complaint with the Village. If it is a zoning complaint, please contact the Planning and Zoning Department directly at 847-359-9047. If you are unsure of the correct department in which to file the complaint, please contact Community Services at 847-359-9042.

16. Who do I contact if I have a question or comment about a zoning application?

You can directly contact the planner who has been assigned to that zoning request or if you don’t know that assigned planner, please contact the Planning and Zoning Department at 847-359-9047 and your call will be directed accordingly.
